Booking Promise Terms & Conditions

Free cancellations

 

1. Unless the Tenancy Agreement has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement is dated) you may cancel your Tenancy Agreement (by giving us written notice of cancellation) at any time during the period ending on the date 14 days after the date we confirm your booking is complete (the “Initial Cancellation Period”). If you cancel the Tenancy Agreement during the Initial Cancellation Period, we will make no charge and will return to you your Security Deposit in full.

 

2. Outside the Initial Cancellation Period, you will remain liable for the rental monies due under the Tenancy Agreement for the whole of the Tenancy Period or until a replacement tenant (who is satisfactory to the Landlord) is found for your Room.  If the Tenancy Agreement is cancelled and a replacement tenant is found after the cooling off period but before the start date of the tenancy, an administration fee of £50 will be charged prior to Prime processing your cancellation and accepting the replacement tenant. If a replacement tenant is found after you have moved in after the start date of your tenancy, an administration/cleaning fee of £150 will be charged prior to Prime processing your cancellation and accepting the replacement tenant. If we confirm to you that a satisfactory replacement tenant has been found for your Room, and the cancellation fee has been paid, we will then release you from your Tenancy Agreement with effect from the start date of the new tenancy agreement with the replacement tenant. The entering into a new tenancy agreement with a replacement tenant will be entirely at the discretion of the Landlord/Management Company.

Free Quarantine Stay

 

During the Coronavirus (COVID-19) Pandemic Prime Student Living appreciate that international students travelling to the UK from overseas prior to the start of the 2021/22 academic year may need to comply with UK government restrictions including the requirement to complete a COVID-19 self-isolation quarantine period. In this sitaution we can support you by offering up to two weeks rent free to stay with us prior to the start date of your tenancy period ahead of the 2021/22 academic year.

 

1) As a current or future resident of Prime Student Living with a confirmed room booking for the 2021/22 academic year, looking to take advantage of the free quarantine period ahead of the 2021/22 academic year you must:
– Have a booking for a minimum tenancy of 40 weeks; and
– Have successfully completed the booking process, including (but not limited to): signing a Assured Shorthold Tenancy (“AST”) agreement for the 2021/2022 academic year, paying the deposit in full, providing proof of ID, complying with our guarantor requirements (if applicable) and completing the cooling off period without cancellation.

 

2) You will need to provide us with written proof that you are travelling from a country or via another country into the UK that the UK government has identified as requiring a quarantine period.

4) For the duration of your quarantine period with us we may allocate you with an alternative room to that which you have booked for the 2021/22 academic year and we are unable to guarantee the room will be of an equivalent type, size or similar location within the building. If this is the case, at the end of the quarantine period you will then need to move room into that which you booked for the start of your tenancy period.

 

5) For the duration of your quarantine period with us you will need to self-isolate in your room and follow UK government guidelines at all times.

Defer your booking a year (from 2021/22 to 2022/23)

 

During the Coronavirus (COVID-19) Pandemic Prime Student Living appreciate that making long term plans can be a challenge as the world is constantly changing to adapt and react to the latest circumstances. We want you to book your accommodation for the 2021/22 academic year with confidence, knowing that if your personal circumstances change as a result of COVID-19 you can defer your booking from the 2021/22 academic year to the 2022/23 academic year instead.

 

1) As a current or future resident of Prime Student Living with a confirmed room booking for the 2021/22 academic year, to defer your 2021/22 booking to the 2022/23 academic year you must:
– Have made your booking after 16 June 2021; and
– Have a booking for a minimum tenancy of 40 weeks; and
– Have successfully completed the booking process, including (but not limited to): signing a Assured Shorthold Tenancy (“AST”) agreement for the 2021/2022 academic year, paying the deposit in full, providing proof of ID, complying with our guarantor requirements (if applicable) and completing the cooling off period without cancellation.

 

2) Your request to defer your confirmed 2021/22 booking to 2022/23 must be as a direct consequence of the Coronavirus (COVID-19) Pandemic preventing you from taking up your accommodation at the start of your tenancy period (e.g. international travel restrictions, flight cancellations, government imposed restrictions, World Health Organisation guidance, University course start date delayed, University offering online distance learning only rather than face-to-face on campus teaching or a hybrid blend of both).

 

3) In the event you wish to take up the offer to defer your booking you will be required to notify the property team and provide written evidence by email to justify and validate the deferral of your booking in accordance with the acceptable COVID-19 related reasons no later than 30th July 2021. It will not be possible to request a deferral of your booking after this date and you will continue to be bound by the obligations in the AST for your 2021/22 booking including the full payment of rent for the full tenancy period.

 

4) Subject to your request to defer your booking meeting the requirements, you will be issued with a new AST for the 2022/23 academic year for the same room in the same building on the same terms as your original booking (i.e. same weekly rent, same tenancy length, equivalent tenancy start date, same rent payments etc.) however, any promotional offers or discounts, or other incentives applied against your original 2021/22 booking will not be able to be carried forward your new 2022/23 booking and you will need to pay the non discounted value. You will be asked to sign and return this new AST for 2022/23 and complete the 14 day cooling off period without cancelation prior to being released from your AST for the 2021/22 academic year. During this process you will continue to be bound by the terms of your existing 2021/22 AST in full until such time as the 14 day cooling off period has come to an end for your new 2022/23 AST. Only at this point will you be released from your obligations against your existing 2021/22 AST.

 

5) We will continue to hold your deposit payment in a Deposit Protect Scheme from your 2021/22 booking until the end of your tenancy period in 2023.

Flexible start dates for September 2021

 

During the Coronavirus (COVID-19) Pandemic Prime Student Living appreciate that making travel arrangements to arrive and move into your accommodation prior to the start of the 2021/22 academic year can be challenging, particularly those students coming to stay with us from overseas. We are therefore offering all those who book with us for the 2021/22 academic year flexibility to arrive and take up occupation of your room up to a maximum of 4 weeks later than the commencement date of your tenancy identified on your Assured Shorthold Tenancy (“AST”).

 

1) As a current or future resident of Prime Student Living with a room booked for the 2021/22 academic year you can arrive up to 4 weeks later than the start of your tenancy without having to pay rent for the period your arrival is delayed.

 

2) For the promotion to be valid your booking must be to stay with Prime Student Living in the 2021/2022 academic year and:- All bookings must be for a minimum tenancy of 40 weeks; and- You must successfully complete the booking process, including (but not limited to): signing a Assured Shorthold Tenancy (“AST”) agreement for the 2021/2022 academic year, paying the deposit in full, providing proof of ID, complying with our guarantor requirements (if applicable) and completing the cooling off period without cancellation.

 

3) Your delayed arrival must be as a direct consequence of the Coronavirus (COVID-19) Pandemic preventing you from physically moving into your accommodation at the start of your tenancy period (e.g. international travel restrictions, flight cancellations, government imposed restrictions, World Health Organisation guidance, University course start date delayed). Universities offering online distance learning rather than face-to-face on campus teaching by itself is unfortunately not a valid reason to prevent students from travelling and moving into student accommodation so would not be accepted as valid justification in isolation.

 

4) In the event you are forced to arrive later than the start of your tenancy period you will be required to provide written evidence to the property team by email to justify and validate your late arrival in accordance with the acceptable COVID-19 related reasons.

 

5) You must notify the property team in writing by email of your intended delayed arrival at least 48 hours prior to the start of your tenancy period.

 

6) Subject to your delayed arrival meeting the requirements the period of your late arrival will be calculated on a daily basis and the rent due for this period up to a maximum of 4 weeks will be applied as a credit on your account against your full tenancy rent payment for the 2021/2022 academic year if you pay by instalments or refunded if you have already paid rent for the full tenancy period in advance. We anticipate your notification to us of your delayed arrival is likely to be after the first rent instalment payment deadline so if paying by instalments you must have paid the first instalment in full prior to credit being processed against the 2nd instalment.

 

7) Should you cancel your contract prior to the end date of the 2021/2022 tenancy period or not meet the full payment terms set out in the AST the offer will be retracted, any discount applied will be removed and will become payable.

 

8) This offer only applies to the Prime Student Living operated properties in the United Kingdom.

 

9) The offer is valid for up to four weeks commencing on either 4th or 11th September 2021 depending on the tenancy start date in your AST.

No VISA cancellation

 

If you don’t get your VISA to travel to the United Kingdom then your contract can be cancelled with no penalties.

 

In order to take advantage of this you will need to provide us with written notification of your desire to cancel your booking, along with proof from your local authority / The UK Home Office that your application was unsuccessful, no later than 7 calendar days after receiving this notification.

No place cancellation

 

If you don’t get your place at University, then your contract can be cancelled with no penalties.

Promotional Terms & Conditions

£200 off your rent for NHS Students

 

1) As a current or future resident of Prime Student Living you can save up to £200 off your rent for the 2021/22 academic year if in the 2021/22 academic year you are accepted on and attend in full an NHS related course.

 

2) For this NHS offer to be valid your booking must be to stay with Prime Student Living in the 2021/2022 academic year and:

– All bookings must be for a minimum tenancy of 40 weeks; and
– You must successfully complete the booking process, including (but not limited to): signing a Assured Shorthold Tenancy (“AST”) agreement for the 2021/2022 academic year, paying the deposit in full, providing proof of ID, providing proof of attending a NHS course, complying with our guarantor requirements (if applicable) and completing the cooling off period without cancellation.

£100 off when you book as a group

 

1) As a current or future resident of Prime Student Living you can save up to £100 off your rent for the 2021/22 academic year when you book your room at the same time together with your friends filling all the bedrooms in the same flat, or booking at the same time as a group with a minimum of four bedrooms at the same property.

 

2) You and each of your friends in your group who book at the same time as you will each be eligible to save £100 off the total rent value for the 2021/22 academic year in accordance with these terms and conditions.

 

3) For the Group Booking Promotion to be valid, both the referrer and referees in the same group must book to stay with Prime Student Living in the 2021/2022 academic year and:
– Must book at the same time and notify the property team that you are in a group together
– All bookings must be for a minimum tenancy of 40 weeks

3) For the promotion to be valid both the referrer and referee must book to stay with Prime Student Living in the 2021/2022 academic year and:
– A minimum tenancy of 40 weeks is required; and
